JONAS WOODS
Partner, Chief Executive Officer
Jonas Woods is a Partner and Chief Executive Officer of 3-O Real Estate Partners and leads the execution of the firm’s business strategy.
Before co-founding 3-O, Jonas launched Pacific Elm Properties, which became a leading investor and developer of office and mixed-use properties in Downtown and Uptown Dallas, with $2 billion in assets and a $4 billion development pipeline—including the $500 million Bank of America Tower at Parkside. Prior to Pacific Elm, Jonas founded Woods Capital Management and led the firm for 15 years before merging it into Pacific Elm in 2021.
Earlier in his career, Jonas was a partner at Ross Perot’s Hillwood, where he led opportunistic investments, including the development of Victory Park, a $3 billion mixed-use district in Dallas. He was also a partner in the Dallas Mavericks and led both the financing of the American Airlines Center and the subsequent sale of the Mavericks to Mark Cuban.
Jonas co-founded Trinity Forest Golf Club and serves on the board of the Folsom Institute for Real Estate at SMU Cox School of Business. He earned a BBA in Finance from Southern Methodist University.
TRISTAN SIMON
Partner, Chief Product Officer
Tristan Simon is a Partner and the Chief Product Officer of 3-O Real Estate Partners and its subsidiaries Rebees and Ignite-Rebees, all of which he co-founded. He serves on 3-O's Executive Committee, Investment Committee, and Management Committee and leads innovation, envisioning, strategy, and hospitality endeavors.
Tristan has spent his career as an entrepreneur creating experiential real estate and hospitality projects with unique cultural resonance. He previously founded and led Consilient Hospitality, a high-end restaurant and hotel management company that began with a single restaurant and grew to $115 million in annual revenue and more than 1,100 employees prior to its sale in 2014.
Raised in London and Virginia, Tristan splits his time between Dallas and Houston. He graduated from Duke University with degrees in English and Economics.
TOM PATERSON
Partner, Chief Operating Officer
Tom Paterson is a Partner and the Chief Operating Officer of 3-O Real Estate Partners. He serves on the firm's Executive Committee, Investment Committee, and Management Committee and leads execution of 3-O's investment and asset-management strategies.
Prior to co-founding 3-O, Tom spent 15 years at Lionstone Investments, where he served as Chief Operating Officer and Head of Portfolio Management. In these roles, he managed key investor relationships, oversaw execution within a $10 billion investment and development portfolio, and served as a voting member of the Investment Committee. Earlier in his career, Tom spent four years at PricewaterhouseCoopers.
Tom lives in Houston and earned a BBA in Finance and an MBA in Real Estate Finance and Private Equity from the McCombs School of Business at the University of Texas.
MARK MASINTER
Partner
Mark Masinter is a Partner and Co-Founder of 3-O Real Estate Partners and Ignite-Rebees, a 3-O subsidiary. He is a driving force in business development, project development, and investment activities. Mark also serves as Chairman of Global Retail for Newmark, which he joined upon selling Open Realty Advisors to the firm in 2022.
As Founder and Managing Member of Open Realty Advisors, Mark built one of the industry's most respected global retail advisory platforms, guiding real estate execution strategies and store-growth initiatives for North America's premier consumer brands.
Mark lives in Dallas and graduated from Southern Methodist University with a degree in Political Science.
TARYN ANDERSON
Partner, Chief People Officer
Taryn Anderson is a Partner and the Chief People Officer of 3-O Real Estate Partners. She serves on the firm's Investment Committee and Management Committee and is responsible for the firm's culture, personnel strategy, and hospitality endeavors.
Before the formation of 3-O, Taryn was a founding partner of Rebees and Ignite-Rebees. Prior to that, she led operations at Consilient Hospitality, where she and Tristan Simon scaled the company from a single restaurant in Dallas to a multi-brand hospitality group with more than 1,100 employees and more than $115 million in annual revenue.
Raised in North Dakota, Taryn is a graduate of the University of Minnesota. She lives in Dallas.
JESSICA BALDWIN
Managing Director,
Marketing & Events
Jessica Baldwin is Managing Director of Marketing & Events at 3-O Real Estate Partners. A media industry veteran, she earned a B.S. in Communications from the University of Missouri before launching her career in publishing and marketing. Prior to joining Rebees in 2021, Jessica worked at The Dallas Morning News, where she led award-winning brand campaigns. Since joining Rebees, she has helped shape the marketing strategy for the company's real estate portfolio through innovative digital storytelling and experience-driven campaigns that increase brand value, drive visitation, and support tenant success. Outside of work, Jessica enjoys exploring national parks, cheering on her two sons at baseball games, and practicing yoga.
WALLY DAVIS

Development & Leasing
Wally Davis is Managing Director of Development and Leasing at 3-O Real Estate Partners, where he leads the firm's new commercial development initiatives and manages its brokerage platform. Before joining 3-O, Wally spent six years at Open Realty Advisors, where he advised national brands including Apple, lululemon, and Warby Parker on North American expansion strategy and site selection. He went on to help launch Rue, a boutique brokerage focused on urban retail environments in top markets across the U.S. He began his career at KPMG in Atlanta, a foundation that continues to inform his analytical, deal-driven approach to development and leasing. An Arkansas native and graduate of the University of Georgia, Wally is a licensed Texas real estate broker. He lives in Dallas with his family.
ALAN DE CASTRO

Acquisitions & Investment Management
Alan De Castro brings two decades of real estate expertise to 3-O, having spent his career building mixed-use destinations across America's most dynamic markets. He began in real estate investment banking at Bank of America in New York, then led acquisition and development efforts at Greystar Real Estate Partners in the Bay Area before returning to Dallas in 2019. His recent work with Crescent Real Estate and Regent Properties has given him deep insight into what makes communities thrive. A Duke University graduate with degrees in Economics and an MBA in Finance from Northwestern's Kellogg School of Management, Alan combines institutional investment expertise with a long-term perspective on creating lasting value. A Fort Worth native, he and his wife are raising their three children in Dallas.
DREW DOWNS

Development & Operations
Drew Downs is a shareholder and Managing Director of Development & Operations at 3-O Real Estate Partners. Experienced in asset management, brokerage and multi-disciplinary project execution, Drew leads across a broad spectrum—from strategy and entitlements through construction, operations, and portfolio disposition. He navigates complex municipal and neighborhood dynamics and manages vendor, design, and legal teams through challenging development and capital projects. A University of Virginia graduate (B.A. English Literature, Magna Cum Laude), Drew has played a key strategic role in the multi-year re-entitlement and execution of a $200M+ mixed-use development. Beyond his work, Drew reads avidly, enjoys diverse music and art, and is passionate about combat sports and soulful cuisine.
JOHN PAUL GARLAND

Design & Construction
John Paul Garland is a licensed architect serving as Managing Director of Design and Construction for Ignite-Rebees, which he joined in 2024. Previously a Development Partner with the Hanover Company, John Paul managed planning, acquisitions, design, and construction oversight for large-scale, Class-A mixed-use and multifamily projects across major U.S. markets. He brings nearly a decade of architectural practice from Ziegler Cooper Architects and deep expertise in design management and placemaking. Beyond his work in development, John Paul is passionate about composition, sustainable building practices, and outdoor adventures with his family.
MICAH HART

Micah Hart is Chief Operating Officer at Rebees, where he leads strategy and operations across mixed-use developments, retail districts, and multifamily communities. With a career spanning retail, multifamily leasing, and property operations, Micah brings a people-first leadership style rooted in service and operational excellence. A Kansas native with a degree in Business from the University of North Texas, Micah holds CAM and CAPS designations and is a BOMA member. With over 20 years of experience managing complex mixed-use environments, he is passionate about coaching teams and ensuring operational excellence across all properties.
DANIEL RAFKIN
Managing Director,
Investment Management
Daniel Rafkin is Managing Director of Investment Management at 3-O, bringing a broad perspective to the firm's development, investment, and asset management efforts. He studied History at Harvard College before spending more than a decade in New York, where he started his career in investment banking and built expertise in real estate acquisitions, mixed-use development and asset management. He returned to his hometown of Dallas to join Rebees, where he is energized by working alongside a collaborative team on projects that shape their communities. Daniel and his wife, Kelly, live in Dallas with their two children, Pierce and Rowan. Outside of work, he enjoys traveling, trying new restaurants, and cheering on Dallas sports teams.
MATT RAGAN
Chief Hospitality Officer,
Rebees
Matt Ragan is Chief Hospitality Officer at Rebees, where he leads repositioning and hospitality strategy across the firm's mixed-use and commercial developments. After earning degrees in History and Business from the University of Kansas, Matt spent over a decade running and developing upscale restaurants in New York, Los Angeles, and Dallas before joining Rebees in 2019. His expertise in food and beverage operations and hospitality design shapes the unique cultural identity of Rebees' destinations.
